Proper Hotels
The flagship expression
Uncommon luxury shaped by bold design, cultural intelligence, wellness and an unmistakable local point of view.
Martin Rocha · Independent Brand + Creative Vision
A System
for Scale.
01 / The Opportunity
Proper already owns the difficult part: desire.
The opportunity is to turn a collection of exceptional properties into a connected portfolio system that can grow without sanding away the edges that make each place worth choosing.
This is not a call for more sameness. It is a framework for clearer distinction: one point of view, expressed differently by every address.
One house.
Many addresses.
No generic stays.
02 / Portfolio Architecture
The flagship expression
Uncommon luxury shaped by bold design, cultural intelligence, wellness and an unmistakable local point of view.
The operating signature
Independent properties elevated by Proper's standards, systems and service philosophy without losing their own identity.
The curated portfolio
Distinctive hotels connected by taste, originality and a shared belief that place should never feel mass-produced.
03 / Place as the Brand
The strongest hospitality brands do not impose a story on a city. They notice what already matters, then make it more visible, participatory and memorable.
Start with the neighborhood, its rituals, makers, history and next chapter.
Translate the place through material, sound, food, scent, light and pace.
Create reasons for guests and locals to gather, participate and return.
Design the detail, object or story people carry beyond the stay.
04 / The Guest Journey
A point of view worth entering
The stay begins before arrival
Recognition without theater
Programming turns space into community
The relationship outlives the reservation
Guests become the most credible channel

Culture is not decoration.
05 / Content + Social
Defines the worldview: design, modern wellness, travel culture, creative leadership and the standard behind the collection.
Own the point of view.Expresses the neighborhood: people, food, rituals, artists, programming, offers and the distinct rhythm of each destination.
Earn local relevance.Captures what is happening now: a table, performance, collaboration, recovery ritual or conversation worth joining.
Create participation.
06 / The Experience Ecosystem
Rooms create consideration. The full ecosystem creates loyalty: food and beverage, wellness, programming, membership, residential and the local community all reinforce one another.
07 / The Brand Operating System
The system begins with human taste: a documented brand architecture, property intelligence and clear creative principles. AI then helps the team retrieve, brief, explore, version and learn without flattening the work.
Portfolio, property, audience, history, standards and prior learning in one living layer.
Corporate and property-specific language models with permissions, examples and exclusions.
Structured inputs that connect business objective, guest insight, channel and creative ambition.
Responsible ideation and versioning workflows that preserve craft and speed execution.
Post-launch capture that makes every campaign, opening and program improve the next one.
Human direction → Intelligent system → Better creative decisions

09 / Leadership Model
The role sets the portfolio point of view, builds the team and operating system, and stays close enough to the work to make the standard real.
10 / Why Martin
Across streetwear, product, retail, cannabis and enterprise creative leadership, I have spent 15+ years connecting culture and commerce, building teams, shaping physical experiences and creating the operations that let ambitious work scale.
Built and piloted a knowledge-to-brief operating system that centralizes brand voice, campaign history, product knowledge, SOPs and learnings—reducing ticket-to-brief reformatting from 10–15 minutes to under 2 minutes in pilot workflows.
